When considering a real estate purchase in the Crested Butte area there are a lot of factors to consider. Of course, location is one of the most important. Crested Butte is made up of many smaller communities or subdivisions. Each one has their own personality, views and landscapes. We have two incorporated towns at the north end of the Gunnison Valley. They are the Town of Crested Butte, along with, the Town of Mt. Crested Butte. The rest of the area is just part of Gunnison County. Crested Butte South is the largest subdivision. Commonly called CB South, it is located about 6 miles south of town. There are several smaller subdivisions scattered from Mt. Crested Butte south and past CB South that are still considered part of the Crested Butte area. These communities vary from .1 acre lots to 35 acre plus ranches.
The City of Gunnison is about 28 miles from Crested Butte and it is where the main airport is located (GUC). The area around Gunnison also offers a great deal of variety. Furthermore, it is generally less expensive then property closer to Crested Butte. Home to Western State Colorado University, Gunnison is a great place to consider for both its inherent benefits and its proximity to Crested Butte.
There are several things to consider when deciding where you want to live and what area you want to be in. Do you want to be in an area where you can walk everywhere? Is access to public transportation important to you? Do you want to feel like you are in a mountain cabin with no neighbors around you? Do you like the small town feel of neighbors nearby? Would you rather minimize the upkeep required by purchasing a property in a managed community or do you like the idea of having your own lawn?
