In Colorado dividing a large parcel of land into smaller lots is easiest if the lots are at least 35 acres. Around Crested Butte you will find several 35 acre subdivisions for just that reason. They all require a well and septic system for each residence, but have varying rules and covenants on what you are allowed to build, where on the property you are allowed to build and whether or not you can keep animals.
You will find that although the size of the properties may be similar, each area has a different feel to it in terms of vegetation, topography and views. Pine forests, aspen groves, river frontage, sagebrush or pasture are all possibilities, but generally not all on the same property!
